Hello all, I have Scotiabank. This is the first year they are charging IVA= $78.40usd.
I usually only pay $490usd. So now they are asking $490 + $78.40 = $568.40 a year. Is anyone else experiencing the IVA for the first time? Thanks!

The person in charge at Scotia Bank sent an e-mail to update my bank trust and included with the $490.00 usd
fee for the annual cost was added an IVA = $78.40 for a total annual payment of $568.40. Yikes...because since I bought the condo in 2018 and paid two years upfront I never received my trust number and they didn't answer the phone for years so now they are responding but why the new IVA fee? Or are they really adding alate fee. The email states an IVA fee.

Yes, $490.00 usd. I first bought in Z in 2006 and that charge was $498.57. Scotia bank would send a snail bill every year to my US address and I never paid an IVA tax charge. I paid Scotia bank with a USA check that was a sent to a border town in Texas. In 2018 I bought another condo and opened another bank trust with Scotia bank because the condo was previously owned by a Mexican so a fideicomiso was not in place with that condo. I paid two years in advance at closing but never received my bank trust number. Then CV 19 came along in 2020 and Scotia bank was very hard to get a hold of.
Flash forward to 2024 and finally I got a hold of Amarantha Flores and now I see IVA charges. Yikes. I understand taxes but because I was never charged IVA for 15 yrs on my first condo, I am questioning why now? New laws, a mistake? Amarantha Flores just replied..IVA charges. I appreciate all and any input.
$400 US, then add the 16% IVA + $464 US.

Hello, The recent cost as of yesterday is $490.00 usd a year for my Scotia bank trust for my condo. Without the added IVA which Scotia bank said was an additional $78.40. So total would be $568.40 a year.

Paid today and received confirmation of payment from the office in Acapulco. No other payment of IVA was asked for. However, the exchange rate was lousy on what they converted the USD payment to.

Thank you for the information. I appreciate you sharing your experience. Now I have to figure out how to get this IVA charge removed from my fideicomiso acct. from Scotia bank. I really get discouraged when prices are a moving target.

You have an email BTW..... we should discus more by email.
I would approach it by saying that I am not willing to change my contract terms.
Any changes in terms to my contract would need to be proven.
Remember, the person that leads that office is not only a bank employee but an attorney too.

Do they have accept Mexican pesos "en efectivo" (in cash)?

No, they consider the fee and payment to be in American money>>>>But they conveniently stopped taking American cash at Scotia bank here about two years ago.
So, they take the USD amount and apply the "buy" rate for USD to it. That was 19.10 yesterday. So 19.10 X $499usd

The one time we have managed to pay, for 7 years, we used a US credit card, a cash back one. No IVA fees.

I never get any correspondence from Scotiabank about the trust, ever. I want to pay it for 2026 and don't know how much. Have you got a contact number/person I can talk to.
Thanks.

I received some info from Scotia Bank stating that after 2017 the bank trust costs = $490usd and the IVA is $78.40.
Can anyone tell me if they bought and established their bank trust in 2017 or after and are you being charged IVA. Really appreciate your information. Thanks so much.

We bought in 2017. After much work (check this board for details) we were finally able to pay for our 7 years of 490 USD per year in February. No IVA. Won't have to pay it again, language test for citizenship tomorrow in Mexico City. Then, just cancel the ficocomiso. Yes, Scoctia Bank, yes it will cost us to dissolve it.
