Well..... VERY "safe" to say that San Pancho is anything BUT a Secret these days....!!
With Sayulita now over-built to capacity (and hardly even worth visiting any more IMHO!), SP is simply "the next" target for eventual development as The Movement heads north. In fact, I was saddened to see FIVE Real Estate offices already in that VERY LITTLE beach town..... and ALL of them "American-owned"..... with ALL land prices in USDs!!
And while "the best" properties on both the northern AND southern points of that beach (and beyond!) have already been snapped-up by Norteńos, safe to bet bank that THAT area (TOO) is going fast.....
What STILL is nice (and NOT headed for development!) was La Boca de Tomatlan south of Vallarta / south of Mismaloya..... where we stayed a few days in that dreamy little river bay village (just outside Yelapa) amid some of the most incredible jungle scenery north of Chiapas.....!
Yeah, 'Boca' was REAL M E L L O W, Sizzda..... as we copped some great rays while gettin to know The Locals amid daily bouts with the NEW 3 Gallon oak barrel I bought at the Herradura hacienda distillery outside of Tequila......! (;-D
HUGE huachinango there, too..... mesquite-grilled by the kilo!
